How to Avoid Emergency Repairs

Whether you're in a new home, or your renting and don't want to submit an emergency request, there are things you can do to avoid emergency repairs.


Plumbing


One of the most expensive, yet preventable emergencies is plumbing. A few things you can do to avoid unnecessary clogs. 

Don't flush it down the drain. Keep an eye on both food and items that go in the toilet and consider that just because it can go, doesn't mean it should. 

Practice preventive maintenance. Garbage disposals, water heaters, and toilets need preventative maintenance. Learn what your model needs and check it at least once a year.

Fix drips and leaks immediately. They only get worse and can increase your water bill.


Air Conditioning


If you can, invest in a programmable thermostat and turn your A/C up during the day when you're not home. This gives your unit a rest and won't work as hard during the high heat hours. Don't worry, turning it up to 80 is enough to give it a break. Turn it down an hour before you get home and you won't' notice a difference.

Change the air filter regularly. They should be changed at least two to three times a year.

If you own your home, check your insulation. If you don't have enough, your a/c is working harder to keep your home comfortable. A one time cost to replace or update your insulation can save you hundreds and make your unit last longer.

Clean air ducts regularly too. 


Roof and Outdoors


Now is the time of year to make sure those gutters are getting cleaned. When there's a pile up of leaves, it can create mold and invite critters. Inspect your roof for holes in the soffits as well.

Check your roof for any other leaf or limb damage. You'll want to be sure it's in safe condition before our stormier and hurricane weather starts. 

While the leaves are off of some trees, it's also a good time to trim limbs and get rid of dead branches.

With a little bit of time and a small amount of effort, these checks can help you avoid bigger repairs or emergency requests in the future.
